To the west are Rogoznica, Primošten, Šibenik, and Krka National Park, all within a 60 km radius. The Adriatic Sea can be reached on foot in about 10 minutes through the forest, to the beach near Hotel Medena, which offers various amenities. The property is situated at about 60 m above sea level and faces south. The view extends over the protected forest area towards the indented coastline with numerous islands.
Access is possible via a road 3.5 to 5 m wide, about 300 m from the Adriatic highway to the entrance gate. Parking is conveniently provided in a double garage and on a spacious driveway. The property covers approximately 1,100 m², of which about 850 m² is free usable area. It is divided into garden parts, paths, and clearly defined zones with white rounded natural stone. Interior
The house, a new build completed in May 2022, offers approximately 290 m² of enclosed living space plus balconies and a large covered terrace. On the ground floor is a spacious living room and dining area with an open kitchen that connects the interior with the covered south terrace of about 45 m². This space is shaded in summer and sunny and wind-protected in winter. The ground floor also includes a guest WC, a storage room of about 2.5 m², a technical and storage room of about 12 m², and a double garage of approximately 36 m² with Hörmann roller doors.
On the upper floor are four spacious bedrooms, each with its own bathroom. Two bathrooms are equipped with remote-controlled VELUX roof windows and forced ventilation. The other two bathrooms have decently sized windows. All bathrooms and an additional WC are equipped with high-quality Italian tiles, glass and stainless steel elements, and brands such as Hansgrohe, Ulisse, Duka, Geberit, Catalano, and Titan. Additional features include electrified INOTHERM entrance doors with code access, mostly electrified shutters, PRIMA interior doors, designer pivot doors by CASA SOLIS, programmable underfloor heating in the living room and kitchen, multi-room audio system KB Sound, stable Wi-Fi signal in the house, on terraces, and by the pool via two repeaters, as well as fixed internet and HD TV antenna.
The design is conceived for durability and energy efficiency. The building is entirely constructed of high-density reinforced concrete, with wall thicknesses above standard (200 mm). Waterproofing and thermal insulation are extensively implemented. The foundations have modern waterproofing, exterior walls are insulated with 100 mm stone wool and silicone plaster, floors have multi-layer insulation of 150 to 160 mm, and the roof about 300 mm insulation, UV foil, and a finishing layer of river gravel.
On the south side, on the ground floor and upstairs, large aluminum sliding elements SUCHO (Germany) with triple glazing open the view to the sea. The north, east, and west sides are equipped with aluminum-PVC windows INTERNORM (Austria), also with triple glazing, partially quadruple on windows with Venetian blinds. Heating and air conditioning are provided by a Panasonic heat pump combined with a solar system for hot water. All windows are equipped with sensors that turn off the air conditioning if left open. The building has a valid permit for installing a solar power plant with batteries. Electricity costs are about 450 EUR monthly during summer operation (air conditioning and pool run 24/7), and about 150 EUR during winter operation. Comfortable temperatures are ensured year-round, especially in winter via underfloor heating in the living area. The entire yard is illuminated 365 days a year.
